Rent vs. buy: the numbers that matter

By Austin Zehnder, San Francisco finance and real estate professional, founder of Zehndra.

Rent vs. buy is usually argued with slogans. "Renting is throwing money away." "Buying ties you down." I have heard both a thousand times, and both skip the math. So here is how I actually think about it: run four numbers, honestly, for your city and your timeline. Then decide.

1. True monthly cost, not the headline

Rent is usually one number, all in except utilities. Buying is principal and interest, plus property tax, insurance, HOA dues, and maintenance, which is typically 1 to 2 percent of the home's value a year, lumpy and unavoidable. Compare the full buying total to the full renting total, not mortgage payment to rent. That comparison is where most people fool themselves.

2. Upfront cash and what it could have earned

A down payment, closing costs, and reserves are cash out the door. That cash has an opportunity cost. Invested, it could compound. Buying only wins if the home's appreciation, principal paydown, and tax treatment beat what that cash would have done elsewhere, after costs. That is a real hurdle, and it is okay to admit when rent clears it.

3. Hold time

Buying costs are front loaded: closing costs on the way in, agent fees and moving costs on the way out. A short hold rarely survives those costs. A long hold gives appreciation and principal paydown time to work. In expensive markets like San Francisco, hold time is often the deciding variable, more than timing the market perfectly.

4. Your life, priced in

Flexibility has value. So does stability, control over a home, and not moving every few years. Put a number on it if you can, even a rough one, rather than pretending it is zero. You live in the house, not just the spreadsheet.

So what is the honest answer? For most people, it depends on the numbers in your market, at today's rate, for how long you will stay. I know that sounds like a cop out. It is not. It is the point. Run the four numbers above with your actual rent, your actual price, and today's rate, see what a mortgage rate does to a monthly payment, and then decide with your eyes open.
